Goal of Position
The incumbent is responsible to deliver a cost-controlled Asia Pacific (AP) real estate footprint plan and execute lease transactions including site selection, renewals, terminations and relocations in line with Schaeffler governance and global standards, ensuring timely stakeholder alignment, compliant documentation, and transparent reporting of occupancy costs and risks.
Your Key Responsibilities
- Facilitate coordination of space requirements across AP, with a primary focus on South Korea initiatives, and ensure alignment with regional and global processes and policies.
- Assist in conducting company-level real estate planning, including multi-year strategic roadmaps and scenario analyses, to support management decision-making.
- Work with the business to identify and evaluate new location opportunities for relocation or expansion; manage lease renewals, contract terminations, and real estate projects aligned with strategic objectives and footprint plans.

Manage and ensure compliance with existing processes, including completing Appendix 5/CLM requirements, managing request form approvals and signatures, and supporting the adoption of "new work" and "new office" concepts.

Work with and maintain Real Estate IT systems (e.g., Planon, Power BI, and others).
- Ensure alignment with regional and headquarters (HQ) standards and practices.

Maintain effective communication and coordination with cross-functional teams, HQ, landlords, government agencies, and other relevant stakeholders.

Assist in monitoring and controlling key occupancy costs, including rent and management fees, using systems such as SAP, e-flow, and monthly reporting tools.
- Assist in preparing and negotiating commercial lease terms, in collaboration with legal support, to protect Schaeffler’s interests while maximizing benefits and minimizing risks.

Take a proactive role in resolving issues related to real estate renewals and effectively manage escalations.
Your Qualifications
- Bachelor’s degree in Real Estate, Business Management or equivalent; alternatively, extensive relevant organizational experience will be considered
- Minimum of 5 years’ experience in commercial real estate, with a focus on transactions, including at least 3 years in a multinational/multidimensional maxtrix organizational structure.
- At least 3 years of experience in a regional role.
- Hands-on experience in project planning and project management.

Strong organizational skills, with the ability to prioritize tasks effectively and work in a structured manner.
- Experience in analysing and interpreting financial data related to real estate and contracts.
- Excellent negotiation skills, along with strong written and verbal communication and presentation abilities.
- Effective interpersonal and influencing skills to work collaboratively with diverse stakeholders.
